Agreement to Terms

By accessing and using the services of Northline Property Management Inc. ("Company," "we," "our," or "us"), you accept and agree to be bound by the terms and provision of this agreement. If you do not agree to abide by these Terms of Service, you are not authorized to use or access our services.

Services Description

Northline Property Management provides property management and real estate brokerage services including:

• Rental property management for individual investors
• Tenant screening, placement, and management
• Rent collection and financial reporting
• Property maintenance coordination
• Real estate brokerage services for investment properties
• Investment consultation and market analysis

Management Agreement Terms

Fees and Payment

• Management fee: 8% of collected monthly rent
• Tenant placement fee: Half month's rent upon successful placement
• No fees charged during vacant periods
• No markup on maintenance or repairs

Service Standards

• Professional tenant screening and placement
• Monthly financial reporting
• 24/7 emergency maintenance response
• Compliance with Ontario Residential Tenancies Act

Contract Terms

• No long-term contract required
• 30-day written notice for termination by either party
• Services continue during notice period

Real Estate Brokerage Services

Real estate brokerage services are provided under the supervision of The Behar Group Realty Inc., Brokerage. All real estate transactions are subject to:

• RECO (Real Estate Council of Ontario) regulations
• Standard real estate commission structures
• Buyer/seller representation agreements
• Professional standards and code of ethics

Client Responsibilities

As a client, you agree to:

• Provide accurate and complete property information
• Maintain property in good condition and repair
• Comply with all applicable laws and regulations
• Pay fees and charges as agreed
• Provide reasonable access to property for management purposes
• Maintain adequate property insurance

Limitation of Liability

While we strive to provide excellent service, our liability is limited to the management fees paid in the preceding 12 months. We are not liable for property damage, tenant actions, market conditions, or circumstances beyond our reasonable control. We maintain professional liability insurance as required by law.

Confidentiality

We maintain strict confidentiality regarding your property information, financial data, and personal details. Information is only shared as necessary to provide services or as required by law.

Termination

Either party may terminate the management agreement with 30 days written notice. Upon termination, we will transfer all property-related documents, funds, and tenant information to you or your designated representative.

Governing Law

These terms are governed by the laws of Ontario, Canada. Any disputes will be resolved through negotiation, mediation, or arbitration in Toronto, Ontario.

You may use our website for lawful purposes only. You agree not to:

• Violate any applicable laws or regulations
• Transmit harmful or malicious content
• Attempt to gain unauthorized access to our systems
• Use our content without permission

Intellectual Property

Changes to Terms
